The harbour premium needs to be unpacked
A harbour view is not one category. Direction, width, foreground, privacy, height and whether future development can interrupt it all affect what the next buyer will pay. A photograph can make a partial outlook feel permanent. Planning controls and the neighbouring sites tell you whether it is.
The same applies to access. A short distance on a map can involve a steep grade, and the route to North Sydney, the ferry, shops or the waterfront changes the practical value of the position.
