How Ben assesses a property.

The method is deliberately unglamorous. Look harder at the property than the marketing invites you to, read the campaign honestly, and keep every recommendation traceable to evidence. Where judgment is required, Ben shows which facts support it and what remains uncertain.

    Define the real decision

    Before any inspection, we get clear on what you actually need the property to do. A good brief removes more homes than it adds, which is the point.

    Examine the property, below the suburb

    Land, light, location and layout, read at the level of the block and the street rather than the postcode average.

  3. 03

    Read the campaign around it

    Comparable sales, the number of serious buyers and how the selling agent is running the process. This determines the negotiating range and how firmly to hold it.

    Recommend on evidence you can follow

    A defensible value range and a strategy you can see the logic of, so the offer is a decision rather than a hope.
