Ben Drayton, North Shore buyer’s agent

About Ben

Property judgment shaped by systems thinking.

Before becoming a buyer’s agent, Ben spent more than a decade in digital product management, including work connected with home lending, property and major financial institutions.

That background shaped how he approaches a property search. Start with the decision the buyer is trying to make. Separate the useful evidence from the campaign noise. Make the trade-offs visible before emotion compresses the time available.

Ben now works directly with owner-occupiers buying on Sydney’s North Shore and with investors searching nationally. Every client works with Ben. The work covers the brief, market and pocket selection, property assessment, due diligence, price and acquisition strategy.

A buyer should be able to follow the reasoning, including its limits. If the evidence does not support the property or the price, the recommendation is to leave it.

How Ben thinks

Make the permanent compromises visible.

Property rarely offers a perfect answer. The work is to identify which compromises are fixable, which are permanent and which are already reflected in the price.

Ben gives the greatest weight to land, natural light, position and layout, then tests those qualities against comparable sales, planning and physical risks, vendor preferences and the number of serious buyers in the campaign.

The aim is not certainty. It is a decision that still makes sense when the auction or negotiation is over.

Bring the brief, the shortlist or the property.

The first conversation is about what you are trying to decide and whether Ben can usefully help.
