Investor · On-market · Mount Annan, NSW

The work included rejecting the earlier options.

The eventual purchase attracted four written offers. The ability to move quickly came from keeping the earlier properties out of the portfolio when they did not clear the brief or price limit.

01 · The brief

What the purchase needed to do.

  • Reinvest the proceeds of a Sydney apartment sale in a house with a substantial land component.
  • Rental-ready, low-maintenance and close to schools and shops.
  • Keep the search moving while the client prepared to relocate overseas.

02 · The work

What was examined before the offer.

  • A Greater Sydney screen using more than 80 measures narrowed the search to the Camden and Macarthur corridor.
  • Earlier options, including off-market properties, were held or rejected because they did not meet the investment brief or price limit.
  • At the first open home, the property attracted four written offers and the agent called for best-and-final offers that afternoon.

03 · The decision

What the evidence changed.

  • Recommend a $1,281,000 best-and-final offer within the ceiling agreed with the client.
  • Keep the price decision separate from the pressure created by the competing offers.

04 · The outcome

What happened next.

  • The offer was accepted the morning after the first inspection and contracts were signed within 48 hours.
  • After offers closed, the selling agent reported approaches from two underbidders at $30,000 more. Those approaches indicate competing interest, not completed sales.
  • A long-term family tenancy began eight days after settlement.

“He spent the time to understand my goals and financial position before diving into the search... More importantly, he was not deterred when initial prospects didn't fit our brief and was persistent in finding the right investment.”
